I'm surprised there's no money considering they have a shop, even though it probably is cash. But if the attorneys say it's not worth it, could you sign a contract stating you won't sue for your injuries if they vacate by X date? Not sure if that gets around the ordinance. Effectively compensation for your injury is them leaving.

I'm just dumbfounded the Buyer's Agent advised their client against doing a Home Inspection. My broker even has a form we have to have the buyer sign that says we informed them they should do an inspection, it's against our advice to skip an inspection and you agree to indemnify and defend us against any action brought about because of it. 

And has that agent never seen any the stories about new construction and disastrous problems found months later cause nobody bothered with an inspection.

When I hear June 2017, I think kids and end of school year. It's first reason that comes to my mind for family pushing for June leave date. So maybe it won't be that hard to get her out once summer comes if that's the case.

You could also come up with your offer, deduct Fair Market value of rent and estimated eviction costs and lost months during the eviction to get to your offer amount.

I know someone who bought his course. It's expensive but they thought it was worth it. They were already in note investing before the course and found it helpful. Keep in mind, they are dedicated and full speed ahead in note investing.

I joined a local real estate group a month or 2 ago and it's been very helpful. Networking and answers to questions plus meeting some contacts has been a big help. The speakers they bring in usually try to sell something but you can still learn little nuggets of information. Some REIA also offer benefits like discounts or commercial rates on home repair supplies - plumbing, flooring, paint, etc.

I'm looking at possibly buying a 6 unit, unoccupied house, built 1845. Looks like a complete guy job and the exterior will have to be updated. The plan is to rent it out after rehab if the numbers work and they probably will.

I never done a full rehab like this and after reading the Lead reg. am still confused. I plan on subbing out all the work so...

Do I have to have the house tested for lead paint? I see stuff about RRP certified contractors but no where where it actually says you have to have house tested.

If there's lead paint I'm sure it will be disturbed in the work, so should I just hire RRP certified contractors and leave it at that?

Anything special I should be aware of or know? Anything record wise I need?

I'm in PA if that helps and help is appreciated.

I believe the other units in my area have wall mounted air conditioners but I don't know if its standard for tenants to bring their own or not.

What would be best way to find out?

Previous owner of a 1960 duplex rental paid heating for tenants. House has oil heat with oil tank in one of the basements. Furnace is cast iron and has estimated 10 years left and chimney liner has been replaced. Oil tank and heater are original.

We eventually want to convert to gas or electric/oil so we can split the heating bill and have the tenants pay it rather than us pay their heat. The question is when.

House is currently not wired for gas but the neighbor does have gas hookups. We do not so will need an estimate from gas company.

Previous heat use from responsible tenants average $166/month.

Would it be better to wait a year and build up a reserve and negotiate when the tenants lease is up? Or pay outright to have it done before a tenant moves in?. It's our first property and paying outright will stretch the budget thin and I'm unsure of what hidden costs still await us.

We could also do an oil/electric split but I'm not sure how tenant feel about dealing with oil, plus I think gas would add more to property value when we want to sell many years down the road.

And just to share, the water is also not split but we have come up with the idea of each tenant pays a 1/3 and we pay a 1/3. It's worked well for someone we know in the area. It should help avoid excessive water usage as splitting water would be a costly pain in the butt.

We are close to settlement on an investment duplex. Our first investment property which is both exciting and terrifying, which means more questions in the other forums as well.

Anyway, the previous tenants had their own washer and dryer which left with them. It seems the norm for the neighborhood is not to install them for tenants. If we did install them and put in the lease it was for convenience only and that they'd be responsible for repair/replacement would that hold up in a lease? Idea being to make it more attractive than surrounding properties.

Duplex is in Norristown, PA. Rent would be 900/month per unit which is what previous owner got and seems about average for this part of Norristown.

Also, the wall mounted air conditioning is missing for both units. The hookups and everything are there but the units themselves are not. Would it be expected that tenants provide them or is that something tenants usually expect?

I know in one unit the previous long term tenants did not have any air conditioning.

Advice appreciated.
