That was one of the first things I did. Its zoned for R-3, so I'm good there.

Looking for Architect/Builder experienced turning older 4000 square ft home into Apartment and/or ideas from people who have done this before. Home was built in 1900, so no central heat and air. The bones are in great shape. Fixed up I could rent with ease given its location, however I was looking for help in deciding the layout and complications in doing this. I'm in Central Alabama.

Did a walk through today on a potential rental purchase of a patio home and while walking the back yard of this 2/2 there were 2 small dogs barking through the fence next door. I couldn't help but think that a potential tenant would hear/see this as a negative and would automatically be less interested in the house. I wonder if I would have problems renting this due to the barking. What are your thoughts on this? Keep in the mind this is patio home, lot size is 0.13 acres.

Newbie here, was wanting some insight on what to use as a % for maintenance when running a rental report using the Bigger Pockets Rental Property Calculator. I've learned typically you use 5% as a general rule, however this duplex being much older (1920), I was curious to know what others use for this. The property has been rehabbed and looks to be in great shape, but I'm aware with older properties the cost of maintenance is higher. Any suggestions are appreciated
