Good morning everyone,

I recently acquired a 1912 craftsman house in LA for my mom. The floor is very uneven, as much as 2 inches variation among room to room. It desperately needs to have some foundation repair before moving in .

The house is built with a cement foundation but some serious repairs needed with post/piers and footings. My structural engineer already drafted up a plan with new girders/ beams to give a better support.

I’d really appreciate any foundation contractors referral. I don’t trust Yelp nowdays.

Hi all,

Anyone has an ADU architect recommendation for the Los Angeles area?

I’m in escrow for a duplex (detached) building. The back unit is built above a two garage garage. There’s also an additional permitted 1 bathroom on the ground level next to garage area (total sq ft for the back unit 680 sq ft, 400 sq ft above garage and 280 sq ft ground level next to garage. It has an odd layout.

On title this building has 1 bed/2 baths.

I'm considering to do a garage conversion (400 sq ft) plus the additional permitted living area/bathroom on the ground level as one ADU (650-700 sq ft).

May I ask which pocket of LA that your client got the home with ADU (1k cash flow). I'm in the market looking for a multi/ Sfh with ADU ( prefer NELA but open to other parts of LA).
