Yes, the team is driving a goal to by 20 but are quickly pivoting to double that given our cash offer approach.

BP Family- Our team is really going after our first single-family redevelopment (flip) opportunity in Knoxville, Iowa. We are looking at a under $40K buy-in with $50K repair annd ending with a ARV of $150K. Please share any tips on managing the construction process and reducing expenses with windows, wall movements, and picking things that pop!

I am looking for a couple examples of flyers or postcards used to market our teams approach of cash offers vs. listing with regards to the sellers goals.

At the end of the day just understand what is truly the exit strategy and goals. There are many methods to get there but ultimately it what makes you happy.

Tic Tok is the new learning platform and been following some individuals who are selling paper and making pretty great gains. I am of course am skeptical but intrigued to learn more. The idea of telling a home owners will pay $200K and going to find someone to buy for $250K seems slick. Does this put all the pressure on the closing for things to not fall through? And if it does fall through what kind of reputation does that create?

Is there a tutorial on how to easily manage the new forum layout?

Misti- Keep networking with those who support you and make a list of small action items every day. This will drive the conversations to get to your goal. The fire hose approach is always exhausting, just be a sprinkler and let that grass grow!

You can find local meetups in your area by going to Network>Events up in the menu bar. I’ve found that people in the BP community are incredibly friendly and willing to help.
