I’ve looked at general info on PNL loans but looking for the view point of investors on the pros and cons of a PNL loan

Is pre-approval needed to view off market properties from a realtor?- I know there's other financing options 

I've been driving around trying to find distressed properties, looking at listings with potential, and some other methods trying to find my first investment property. However it seems the owners never pick up the phone, or call back, real estate agents won't show me off market listings unless i'm pre-approved. Any recommendations or maybe some videos to watch/learn from?

I’m trying to work on my first deal. I’ve upped a lot of the numbers from what I think they should actually be but I’d rather error on the side of caution. Let me know what you think. FL market

I’ve been having trouble finding comps for houses/land I find. There isn’t any other comparable listing within 6 months. I’ve tried extending it to a year as well. Also similar problem with estimating the possible rental income from said properties due to same issue. Any help will be appreciated. I live in an Orlando suburb so might need to go to a market with more investors? Although I’d rather stay around this area. Thanks
