Do you take the P&S agreement to the title company and the assignment contract to the title company at the same time? Or do you take most the P&S agreement 1st, then the assignment contract during the closing.

1st get the buyer to sign the contract then take it to the title company. And to find a friendly wholesaling company I would just ask around or call title company's in your area to see if they can assist you. Also you just want to have basic knowledge of the property when a cash buyer contacts you. Comps,ARV, bedroom and bath count, what yr the property was built, as well as estimated repair cost if any repair is needed. Good luck!
