Post: Looking for thoughts on Lansing, Toledo and North Detroit

I'm planning on moving 70% of my portfolio from OR / WA to the midwest. To start with, I'm looking to pick up 5-10 SFHs in a cash flow market. Trying to decide between Lansing, Toledo, and North Detroit (Warren area). 

Would love to hear from people who invest in one of these markets regularly and/or recently about why they would choose that market over the other two I listed.

Would also love to connect with any investors who would be willing to share actual numbers from a recent deal. I know there were killer deals in these places a couple of years ago, but want to make sure I'm understanding what recent deals are looking like.

Even though we're had good luck in PDX (and now in Idaho), we've decided to buy closer to home for our next deal. Anyone have a recommendation of a good investment realtor in Vancouver, WA?

@Kevin Yoo, great points. 

Everyone always tries to find a conclusive answer to the local vs. long-distance debate, but there is none. You can find great deals out-of-state and if you are aggressive enough, you can probably find a good deal in your market regardless of where you live. 

The key is to pick a market, use realistic data points when analyzing deals, and then to get started instead of wasting years agonizing over which direction to go. 

@Scott Radetich, super helpful. Thanks for the response. Any recommendations for architects?

@Mike Nuss, really appreciate the feedback. I'm interested in Design Build but can't seem to get a good recommendation for a Portland firm. Any ideas?

Hi all,

I own a triplex in SE Portland and am planning on turning the 2000+ square foot basement into 2 2bd/1ba apartments. 

I'm having trouble finding a construction company that is well-versed in this type of permitting and code work. I keep hearing that over 4 units = commercial, so residential contractors are reluctant to touch it. I'm also getting mixed feedback on whether I need to hire an architect or not. 

Would love to hear from the Portland BP community on:

- experiences, ideas and warnings about multi-family construction/expansion in this area

- recommendations (or warnings!) about large scale construction companies

- experiences with using construction company vs architect for design / plans

I'm a real estate investor from Portland, OR and I'm interested in Caldwell, ID. Does anyone have recommendations for an agent who specializes in foreclosures or auctions? Ideally someone you've worked with in the past. 

In general, any advice about Caldwell? Neighborhoods to avoid? Agents to avoid? etc?
