@Pratik P. Thank you so much for your reply, especially for the extra tip about being transparent with the seller. That was also something I was not sure about, whether it is a good idea to tell the seller that you will be assigning the contract to someone else. I really appreciate it!

Hi everyone, 

I am new to rei. Because of my current financial situation, Im looking to wholesale for now so that I can work on getting financially stable before I start on what I really want to get into which is rehabbing, buying and holding.  I have been researching about wholesaling but i still have a few questions that im hoping someone can answer. 

I know in some states wholesaling can be illegal but afyer researching, I found out that wholesaling is legal in my area. Im just wondering what about wholesaling can be seen as illegal and what can i do to avoid getting in trouble legally? 

Also, is there anything specific that i should look out for when creating/signing contracts? Any steps during the wholesaling process that is super important to do?

If there are any wholesalers in the NJ/Newark area, any advice that you have would be greatly appreciated!
