Ned, Income and job growth are two of the things that they look at while coming up with ZHVF. They have several more to look.

 I totally get that individually it can be very wrong to estimate. But on the average the errors might even out. What are the other sources?

Is there any findings on the accuracy of Zillow Home Value Forecast?

For example last year Zillow said Dallas will appreciate and this year I am reading that it has appreciated a lot compared to other cities.

I am looking for a broader results about accuracy of the forecast.

Hi

My property management and his realtor close friend can't find a tenant for a shop in my commercial RE for more than 1 year. I am aiming for a refinance but without that tenant, appraisal will be low.

What is the average vacancy rate for a shop in a commercial shopping strip?

Does changing the management help in this case? Could a new management find a new tenant easier?

Hi,

I would like to know if it is possible to do 1031 after construction of a single family house. The house will be sold and we'll buy another commercial, office or again houses with that cash. Can we ditch income tax coming from that construction ?

My company owns the land and hires project manager who will in turn finds the architect, get permits, hire subcontractors, select the materials, order materials, bill me for them. My comp pays everything and gets profits at the end.
