Hey @Neil S. - found this article that might be of interest to you. It includes a list of the best places to live in California for 2017 and quotes several realtors who specialize in CA realty. Some of the up-and-coming places they recommend are Fairfax (Marin, CA), Midtown Sacramento, North Oak Park, and Sunnyside.

Sounds like you don't need a realtor for this particular situation, though there are still steps you shouldn't avoid. Here's a video that might be helpful.
