I was really nervous and scared at first too. I felt like an imposter, and bc I had a limited amount of capital I was so terrified I’d loose all the money that I had scrimped and saved. (I worked as a club bottle waitress at night to make extra money to save)

So what I did was this:

I made sure to 1: get a property that was appealing to investors so that if I screwed up in any huge way, I could just turn around and sell it. I might not make a profit but at least i could get my money reasonably back.

2: of you’re buying a distressed property or one that needs a little work before you rent it out, GET AN INSPECTION! It costs a little more but you’ll know what you’ve bought and there will be no surprises.

So I bought my first property last year, for 62k. Put 10k into it. And rent it for 1275$ a month. I’m so happy I did. It feels great to take charge of your future.
