Thank you Bo. As you can see the post was created 5 months ago. We went through probably 7-8 quotes and the cheapest we found is $2700. Still too expensive in my opinion given a SFM of that price range is generally under $1,000.

I agree with you guys, Jason and Bill. The quadplex is only worth $350k unfortunately.

Hi,

I'm buying a 4plex in GA and the insurance rate is $400/month! The per-unit price is twice as much comparing to my single-family rental property! Is that standard? Can anyone recommend a good company with affordable rates?

Jingru, the incompetent company is Piedmont Mechanical bases in Loganville, Georgia. The HVAC we are quote for is a Trane XR14 3 ton air conditioner and Trane XR80 80,000 BTU gas furnace with 4 ton drive.

Joe, the 2nd opinion said there could be rust in the heater exchanger which could ruin the furnace, which is why they recommended to replace both AC and furnace.

Nicky, the original AC was installed before we purchased the house. Piedmont came out multiple times (through warranty company), kept asking parts to be replaced each time. I don't know how much money they've received from the warranty company, but so far we paid $75 for dispatch, $725 to replace 10 units of Freon, and they want $500 more. They also have the practice of charging customers the morning of the service, instead of after the service like all other HVAC companies we used in the past.

Thank you Dillon and Mike. We got a quote to replace the HVAC and it'll be more than $7500 (we are in Atlanta, GA). We were told that the previous tech exposed our new furnace (less than 2-year-old) and there could be rusting in the heater exchanger, which would cause the furnace to fail as well in the near future. We should just get a brand new HVAC system instead. We are seriously considering suing the first HVAC company at this point.

A local HVAC company has been working on the AC unit in my rental since mid July. They came out at least 5 times in total, and told us that there are more things to fix each time. Finally, we decided to get a second opinion, who told us that the first company completely ruined the system and left it in a dangerous state. I was wondering if we can get a 3rd opinion here from these photos. We would prefer not to pay for a whole new system if possible.

I assume that we can't get a refund for the ****** work they already performed or ask they to pay for the unit they ruined.

There are some leaning and standing huge dead trees on my property and I hired someone to cut them. I informed the tenants a week in advance, however they are making the process extremely difficult. They kept parking cars in the driveway knowing that we need the entire driveway to be completely clear of vehicles in order to get in the trunk removal vehicle. After we finally get the vehicle to position, they keep pulling their cars too close to the vehicle. They are also having a party with tons of kids on the tree removal days, and would not keep their kids away from the dropping branches. Now they don't want the arborist to continue cutting, even though I told them the trees could fall and injured even kill someone. Does anyone have any advice dealing with this issue?
