@Jonathan Taylor Smith hey Jonathan! So nice to connect with you! I too never thought about a houseboat community until I owned a houseboat myself and started thinking of ways to make the investment make sense. I recently visited NC and am looking to go back soon. If you're free, we should meet up for coffee.

@Agatha Simmons Ensure that you are documenting everything that is occurring. No occurrence is too small. You should also notify the tenant when they are either in violation of a reasonable expectation of the properties use or condition whether specifically outlined in the lease or not. Provide them time to rectify the behavior. All this documentation is crucial when attempting to evict.

Hey Isadore, 

Send the tenant a notice of non-payment and have the tenant go down to their local public housing authority office, HRA, or Department of Social Service office and provide them with the notice. They'll request proof of income, proof of residency, and non-payment notice. 

While the tenant is applying to have arrears paid, have the tenant apply for on-going monthly rental assistance. This process usually takes anywhere from 30-45 days depending on the county.
