Jaiden, get your friends/family a copy of Rich Dad, Poor Dad. :) I say stick with the HELOC and don't touch your mortgage with a lower interest rate (I'm assuming).

I second that. I took Stringham solely online since I didn't want to drive an hour to classes (from Davis County). I'm sure there are great benefits to attending some classes in person, but I managed to pass 1st time without it! And they recently started a Facebook group where Brian Swan posts questions to get you thinking, and people share questions and feedback. It's useful. Much better than the old forums on their site that rarely got visited or used.

Hi Patti, I'm an agent based in Syracuse/Layton and know the area well and would be happy to help. (I grew up in Orlando, I love Florida. :) If you want someone who specializes in flips/foreclosures, I can recommend broker Mike Bowman at Realtypath (Roy branch). By the way, when you live an hour away and are looking for new tenants, showings are a real pain! I may have used a local relative to help with showings before I learned they must have a real estate license under my state law if they're getting any compensation for doing property management! 

I found that a Saturday open house works best to maximize my time for showings. Rentler (& affiliates) generates tons of leads for me as well as my local major classifieds site (KSL Homes in UT).

Almost an hour away and I HATE it. Next time my tenants move out I'm looking for a property manager! I'm trying to find my next property closer to home!

I'm a little late to this thread, but I'm in Syracuse and have been contemplating my new investment purchase! In fact, I went ahead and became a realtor to make it easier to find the right property. (I'm also interested in local meet-ups and sharing info and learning from each other if anyone else wants to.) I am seeing some listings for duplexes and fourplexes closer to the freeway on the west side around Roy/Sunset.

I used handyman Phil Rogers about 4 years ago but he was great, very experienced and is worth checking into. I think he's in Kaysville. I guess I can't post his contact info here but feel free to connect/message me and I'll get it to you. He still doesn't seem to have a web site or online presence.
