@Brooklyn McCarty  Yes, hospitable does have a direct booking feature, but I was looking for something that has digital signatures for lease agreements and direct booking payments. Trying to consolidate and make everything more streamline. 

Thank you @Lisa Graesser! I actually saw your recommendation for Houfy on another forum and that’s why I created an account. Do you manage your rentals exclusively through Houfy or do you use a PMS like Hospitable as well?

Hey everyone, getting my new short term and mid term rentals set up, and curious what everyone uses for managing direct bookings with lease agreements and payments. Have signed up for both houfy & avail, but not sure which one is best received by renters.

These are the estimates I use for mine. All the products I used are new from big box retailers with durable furniture, nothing from IKEA. Includes outdoor furniture and WFH setup. My idea with this list is to furnish at scale so it doesn't include hunting for the best deals, going on FB marketplace, etc. It's very possible to go cheaper and spend more time furnishing. For example, I did FB marketplace and IKEA for my first 2/1 and furnished it for $5k but spent 120 hours searching and getting furniture.

2 bed (Queen), 1 bath - $12k
3 bed (2 Queen, 1 King), 2 bath - $15k
4 bed (3 Queen, 1 King), 2 bath - $18k

Wow-thank you for the insight! Appreciate that feedback. Do you have any strategies on funding that furniture? Do you finance all of it? Store things you’re not using for another rental?

 Hi Emily! You will want to fully furnish the unit, down to spatulas and kitchen utensils. You will want to include everything you would need to live there. Some investors recommend staying in your own unit for a night to see what is missing—do what works for you. Best of luck! 


 Thank you, Sarah! What about “Nick-knack” decor? We are worried about those smaller detail pieces being stolen, so not sure how crazy to go…

Unfortunately, the layout is rather odd and you have to walk through one bedroom to get to the primary and the bathroom, also the room is extremely small. Thought it would lay out better as a large closet that needed to be walked through instead of where someone is sleeping or would like some privacy. 

Any experience renting to traveling professionals? Will multiple people rent out a SFH together for more?

You're going to want to furnish it fully just like an STR. In some ways you save - where you might not provide disposables through the entire stay (like toilet paper) but you'll want to have a fully furnished kitchen where I'm an STR you can kind of go on the lighter side on kitchen furnishing.
