Investment Info:

Single-family residence fix & flip investment in Saint Clair Shores.

Purchase price: $79,000
Cash invested: $35,000
Sale price: $157,000

This was my first flip property. Purchased in an area where I predicted values would be rising shortly after I purchased it. Soon enough 2 months later they did. Put my blood, sweat, & tears into this; however, I learned a TON. From getting my brothers & their friends to demo with me, to forcing my 100lb girlfriends to bag & carry all of the garbage to the curb to save money on a dumpster. Being a rookie, I had no idea what I was doing & pinched pennies wherever I could. Sure enough it paid off.

Hi Arlan, I see why you may think this. Some agents out there do seek out their own interests; however, I think an agent who has first-hand experience with investing should be a sought out trait when looking for Realtor to represent you. Here is why: doing is learning. It's a simple fact in human nature. One cannot fully grasp all facets of a business without doing it themselves. Would you say you could point an investor in the right direction if you've never invested in real estate before to know what's a sound investment? On top of that, a trustworthy Realtor will have an extensive list of inspectors, contractors, title reps, and mortgage companies whom that have built relationships with throughout their years in business (which may help you save a few bucks).

As mentioned, there are Realtors out there who may only be in the business for themselves, but that's why it takes time to find the RIGHT Realtor. Just as it takes time to find the RIGHT investment. Both will pay off in the long run.
