I may have a house hacking opportunity with my primary residence. My sister and I are currently owners of a condo (2 bed 2 bath) and the plan is when I move away my sister will stay at the condo and her bf will move in and pay me rent ($950). I plan to use that rent to pay off home expenses and pocket the rest. We want to make small cosmetic changes to the condo as time goes on. Does that count as house hacking and would we be able to get tax benefits?

Hello, I'm a newbie and started to get into REI about 2 months ago. I've been listening to podcasts, taking a course, and reading books trying to build my education. But I want to start taking more action and I signed up for my first Real estate networking event this Thursday. I'm excited and a bit nervous but that's just me being an introvert. I would love to find a mentor(s) that could help guide me through this investing journey. I'm currently thinking about house hacking as that would probably be best in my situation. I feel like this strategy could work for me because as a future military spouse, I could live in the property for a year while learning how to manage the property and tenants. Then when we move again, we'd have a long-term rental and so on. At least that's how I see it at the moment. I'd love to hear your advice and knowledge, it's greatly appreciated.

@Giancarlo Ameglio Thanks for the advice! There are a lot of real estate investing books on my list that I need to dive into. Also, I'm taking Rich Dad world: Real estate cashflow blueprint by Robert Kiyosaki. There's tons of great material to get started.

Hello, I'm a rookie and I've been listening to podcasts and taking a course. I want to build a strong foundation before purchasing my first investment and I feel like building a team would be the way to go, besides my education. So how do you build a team and what are the rates typically like? I do know that it would be best to find people who are investors and doing the same strategy as you. Is anyone from the Jacksonville, Fl area?
