Looking to see if anyone has experience using Hubzu in the Memphis area.  Any pros, cons, general thoughts?

Looking to either cash out refinance or get a home equity loan on one of my rental properties.  Any suggestions for places in the Memphis area who will do this?  Or other banks that Memphis area investors have used?

Do you have any insight into how the LandBank webpage gets updated?  Sometimes a few new listings come in random spurts, and then nothing for weeks.  For instance, I noticed they recently posted their "February updates" list, but the map does not appear to have any new listings.  I seem to remember the map getting updated about once a month, but now I don't see a pattern.

Questions for those who have purchased at the Shelby Co Tax Sale but had the properties redeemed - about how long did it take the county to get your refund and interest payment to you?

Also, for those that were not redeemed - did you have to deal with evicting current tenants or owners? If so, did the county help with that in any way?

For those who purchased from the LandBank - how long did the process take? I see many properties online that go under contract, but it seems to take many months for the deed to finally show up online in a new name. Curious if the process actually takes that long, or if the county just doesn't enter the info online in a timely fashion.  How soon were you able to get into the home to work on it?

I have searched online but cannot find anything about that (Tennessee).  If anyone has guidance, please share. 

We have unexpectedly decided to sell our personal home and will need somewhere else to live in the next month or two.  We own a rental property that has tenants who always pay late, we have to hunt them down to get rent, and they have done repeat damage to the home.  We were already planning to not re-lease to them when their lease ends.  My preference would be to ask these folks to vacate the property early so we could move in and have somewhere free to live until we find a new home to buy.  

Knowing them, I am positive if we offered cash for keys, they would move out early.  My question is: how much?  1 month's rent in cash?  2 months?  They will only have about 3 months left on their lease by the time they'd need to move.  

Also, will we need to draw everything up in writing and have them sign agreeing to the new terms, to over-ride our current lease agreement?

Thank you for the reply.  Would it be worth leaving the boiler and radiators to use as a secondary heat source?  I actually like radiator heat, but if I am installing central a/c I figured it would make sense to do a full heat/air combo since many people prefer that.  I think the ductwork would be relatively simple, as the unit can be centrally in the basement with little space from it to each room.  There is room to keep the boiler and have the HVAC in the basement too.
