I use the short term rental market analysis reports from onera-group.com
they are realatively new in this market, but I have found the values way more accurate than with Airdna or Rabbu. 

I like their financial case study, as it enables you to run your own analysis based on the different parameters involved in the model. I have analyzed the STR market in Fresno, and so far everything is alligned with what makes sense. Have a look if you want to convince yourself.

So, I came accross a short term rental market analysis report for the city of Fresno, and found a really interesting chart representing the seasonality of the short term rentals. 

Never heard about this company before, but they claim to use raw data from Airbnb, and frankly I found them to be more accurate than Airdna. In any case, I attach below a screenshoot of the seasonality page for Fresno, CA.

You can see that the demand is higher in the summer than in the winter season. If you are running an Airbnb in this municipality, do you see this being the case? Are the bookings in December and January lower than in the summer seasson?
