@Alan Lacey I want to use their appraiser. Just dont want to go through tile process if the appraisal isn't there.

I am in PA. I am trying to refii a couple of SFH's. I have done this before...went through the whole process, credit check and all only to be SUPER lowballed on the appraisal. Is there anyone who will do the appraisal first. I hate having my credit hit for no reason. I have worked very hard to get it where it is. Thoughts?

If I have all of my properties with one insurance company, can a claim on one property affect my other properties? If so, does having multiple companies eleviate that problem?

So my dad and I each have rentals. We have decided to combine our efforts and, well crush it! Problem is he is stuck on appreciation of the properties. My tried an true method is buy a place, be all in at around $90000, rent it out around $1300. Of course refinance at around $130000. That pays for the down payment and rehab expenses. It cash flows $400 or so a month. That to me is the business. Appreciation is never gaurenteed. He wants to avoid neighborhoods that MIGHT not appreciate. These are not terrible areas, just not total winners. I look at appreciation as icing on the cake. Thoughts?

@Nam Trang Absolutely. Probably clogging the gutters and causing mold on the roof let alone foundation issues. And it is ugly🤪!

@Bryan Mitchell You can get factory sealed granite and quartz. No maintenance.

@Jessica Franco Painting counter tops? That sounds like a problem in the making. You can get Formica pretty cheap.

I am trying to figure out the best way to share leases online with tenants to make singing easier. Google docs? Other cloud services?

Hello Biggerpockets.  Somehow I stumbled upon this site and am so happy that I did.  I have been trying to figure out how to expand my invest property income and I have found a lot of useful info here.  I have owned a single family rental for about 4 years now and I have found it to be very profitable and I have always wanted to buy another.  I feel like now is the right time and with your help maybe I can avoid some pitfalls.  Thanks for all the great info and I look forward to meeting like-minded people!
