 Thanks for the info Ryan, I love listening to podcasts on my drive to and from work so thanks for that playlist! I have heard a little bit about real estate meetups but not exactly sure what they are or how to find them can you explain a little more on it?

I'd start with finding a Property Management Software, these often either provide ways to build leases or partner with software companies that can help you build it. For example, I use Avail which has a lease creation part of the software (with the Pro-Version). So I create it through that, use ChatGBT for anything extra or specific, and then I send it to an attorney for final proofing/edits etc. Also with these management softwares, like Avail, you can use them for background checks and either pay it yourself or have the applicant pay.

The biggest thing and the most IMPORTANT thing is your screening applicants. Having a very thorough process (credit score requirement, no felonies, income requirement, etc.) is what will make this the most successful; then pairing it with a solid lease that outlines expectations defining "common spaces" cleanliness, expectations around cleaning, etc.  Hope this helps!


 Appreciate the reply, definitely points me in the right direction! I have heard some stories of people getting subpar tenants and it ends up costing a fortune so thanks for the info!

I am closing on my first house September 8th. It is a 3 bedroom 2.5 bathroom home. I plan on living in the master bedroom and renting out the other two rooms. Does anyone have any good places to find lease templates for situations like this?

Super excited to start this journey but I am new so any tips from people that have done a similar house hack strategy would be much appreciated!
