I use them all the time never had any issues. I would recommend it. I use them on my house, is nice to open any door in my house with one key. For rentals, if you are replacing the lock anyway, go ahead and get smart key system. Good luck.

@Mel Hignell the first thing you need to do is get your friend some help for porn addiction. Do you know how much time and effort it takes to find this? You have better luck finding a unicorn. And he may have deeper problems, who watches porn just to see the furniture? Oh and about your property I wouldn’t worry about it.

@Latimer Luis don’t quit, if you do you will be back and regret the lost time. This is not easy but is a great way to get out of rat race. I’m a newbie I have flipped 7 houses in two year period under my belt, and feel frustrated sometimes, but this is the way. I I have made decent profits and still fill like I have accomplished nothing, but one thing is for sure I will never stop investing specially on real estate. What you need to do is find people like you that live, breath, and sleep investing/real estate. And just because BP makes it sound easy doesn’t mean it is. What makes me keep going is “I’m sick n tired of being poor” I’m not but I get up at 4 am to work hard for someone else for little money and soon I’ll be working for me, working less and enjoying LIFE. Learn from mistakes and improve your process. Good luck.

1031 will not work for a flip, only for a rental. You can sell a rental and invest the proceeds of the sale to buy a similar investment. Thanks

Thank you. I have a full time job, I do flips part time. I’m aware of paying tax at my rate plus SET up to 118k and 2.9 after that I believe. I did contact a CPA recommended by family, but I think he may not be for me. I was told I could wait for 24 months to pay tax on profit and if I invested I won’t have to pay it at all. To me that sounds crazy, the government wants their money they so hard worked for. I actually thought I had to pay quarterly, but sounds like if you doing flips full time I should, but I have full time job so paying 4/15 sounds even better. I’ll be looking for a new CPA this week. Thank you once again.
