@Karen Margrave  I agree with you about walking away from people who don't like that you do business honestly. I also think having a genuine interest in talking with people is important.

Sorry, I see how I sound confusing! @Will Porter and Larry figured out my mumble jumble. Thanks, Will, I can look into the DBA and also call some lawyers. Also, Larry you bring up something else I forgot to add- direct mailing. In other investors experience (no, this is not legal advice, just marketing advice), investors can do direct mailing with their own name. So, I will look into DBA. Thank you all!

My apologies if I sounded confusing. I am confused, which is why I asked the question.

@Karen Margrave  yes, I am afraid to contact my neighbor! From what I have heard at my local REI, it is made to sound like you will be sued if anyone finds out your real name and where you live. Its an awful fear because I want to ask my neighbors but, my REIA guidelines (which are the only source I have gotten so far for marketing leads) say BE VAGUE, tell people you talk to that you work for a property management company (even though you will probably be the one buying the house, and are the landlord). Any suggestions for this fear?

When starting out in real estate, is it legally safe to contact prospective sellers under a company name, even if it is not an LLC, SP, etc?

For example, there is an abandoned property just conveniently one door next to me. If I were to contact the owner (found through local govt website) with a written letter, would that be okay? Can I even ask about the property if I don't have an LLC or other entity?

2. How does one go about standing their ground for a finder's fee?

3. How does that get taxed?
