We all work full-time! lol. All my lenders have to do is sign the note and provide their account number. Direct deposits each month. It's really not much work. 

I would ask for friend's housecleaners and see if you could hire them. That's how I found my, she was my house cleaner! :-)

Was anything else changed? I.e. streamlining the planning process? California is trying to do that, but it's always been a state versus local fight. So many NIMBYs here.

Praxis is an awesome group! But you can get yields of 10% all day long as a HML. Since you're in SF, there are tons of great networking groups where you can get plugged in. I would pound the pavement and meet folks doing what you're interested in.

My family has 2 dogs and we always allow pets in our rentals. We just charge em for it :-)
