@Odie Ayaga. yes - I have over 30 years of building commercial properties for a large corporation. from Site development to final walk through (all commercial). I have renovated and invested in some SFR's personally. But have not built a residential property.

@Greg Dickerson I have a builder and am a Realtor as well.  I also have floorpans to build a small 2200-2400sf.  familiar with the planning process as well.. for me personally I will use an expeditor to manage that segment for me.  Just looking for personal finance info to help maximize the process.

Hello all, I have the option to purchase 4 lots to build Single fam homes (2200-2500sf). Looking to get a construction loan to fund or maybe hard money financing. I want to keep the home sale price at a price that will pre-sell quickly. Right now the existing homes ranging from $260k to $285k price point is selling very fast. Look to price them at $280-300k. Any tips on maximizing profits in new construction.

@John LaVecchia. So Airbnb can ONLY be ‘estimated’ based on past rental. I rent a property in High Point NC and the rents I can ‘predict’ but not guarantee are the bi-annual guests that come to town twice a year for the Furniture Market National Events and the guests that come to town in May and June for graduation of their family members from local colleges. Someone selling their AIRBNB should show their AIRBNB 2-year statements. All of this is still no guarantee. Charlotte has much more hotels than High Point so you have greater competition.

Welcome Jason!  You are probably good and ready!  I'm from NYC also and have worked building commercial properties most of my career - and hope to involve myself in a apartment complexes as well as commercial buildings.  Hope to connect with you!  

Anyone familiar with the Saginaw County of Michigan. Looking to renovate and build a 4-6 Unit on two buildable adjoins lots. Has anyone invested in this area or currently working there?
