I've driven around and found a few homes that need TLC that are not listed on the MLS. What should one know before calling owners if they're lookin to sell and putting under contract ? I have nobody in my contacts that has big money to flip a house lol any suggestions pointers and tips ?

Never wrong to ask for help right , already anxious to start this process of my first investment but where to start ? Quick story on how real estate got my attention lol hope it doesn’t bore you that read it lol recently got in a car accident 5 months ago still recovering thank god still alive , being on disability made me think man…me and many others rely on our 9-5 income side hustle selling shoes or clothes we don’t wear lol decided I needed a book to read so came across investing with little to no money down great book finished it an here I am on bigger pockets where anyone can fit in lol

I had that in mind and just pay him in cash, but then i thought a 203k loan would help with all the TLC it needs, you suggestion don’t get a loan to get this place of my dads hands ?

Hi am new to bigger pockets but have been reading a bit into real estate I’ll get to the point lol……I want to buy my dads duplex that we currently live in but needs major TLC but he has too much in his hands managing his other triplex what’s the best solution for myself to purchase this off him I enough for a down payment here in Oakland California , I was thinking of a 203k loan? Or is there ways where I can use someone’s else $$$$ for me to take ownership an someone else also profit ? My dad me and an investor to be happy? Any ideas ? House is paid off needs new roof paint house has 4 rooms 2 bathrooms 2 kitchens front and backyard . Any ideas
