@Gavin D. Thank you for sharing this. What I meant by single tenant was in terms of the software or script actively putting this information together for you. Nonetheless, you clarified this as a SaaS/DaaS that the community unfortunately consistently is removing.  Are we making an assumption that higher rated school districts commend a higher demand for school supplies? If so, I might be in the wrong business! haha

Once more, thank you for pulling the list. Looking by the views, many people are loving the data. Now how many of us are putting it to use? That one goes unanswered.

I like the A+, A-, etc. for crime and school rankings. Presume single tenant software/scraping?

Thanks for the responses so far. 

Peter - if the wholesaler is open to closing and taking the risk, why would you be closed to that idea? What troubles would come from that? 

Can you also explain what third party sales only would mean? Wouldn’t that be a wholesaler?

Hi Everyone,

Do any active wholesalers get leads through attorneys representing a client that needs to sell their real estate fast and for cash? If so, a few questions:

1) What kind of attorneys represent clients that need to sell their real estate fast (i.e. divorce attorneys)?

2) If you got a lead through a lawyer, how important is that the deal remains private and only advertised to the best cash buyers?

3) Average turnaround time for due diligence?

4) Do you think you would get more leads through an attorney or a real estate agent? 

The basis for my questions are whether or not I should start lead gen with lawyers and/or agents in my wholesaling business. Both seem like excellent sources on paper and I am well equipped to target them through FB, Google, and general networking.

Hey David,

I rented a house in South Orange during my education at Seton Hall. Despite high taxes, properties for college students are very lucrative. While my landlord was quite unfriendly, he was achieving a $8400 a month on a split duplex and the house was a bit dated inside (80s). 

Our lease began June 1st and majority of others started at the same time frame as well. I did know a few houses also beginning Sept 1st in time for classes. Giving this a 70/30 split. 

Best of luck. I can spot the college houses right off that bat that charge a premium towards college students. Feel free to connect.
