Yes I totally agree with you Minna but I'm looking for on market deals so I do need to work with agents, I'm not looking for off market deal and the deals I get are listed with agents. I'm working with an agent right now in my home city and state Seattle Washington and we have a very good business relationship for years. I go look on market find distressed property or land that been on the market for a very long time, like 6 months to a year. I tell my agent that I want to make an offer, he writes it up an get it under contract, and I do my job and go find a buyer and assign the contract to the buyer. All the listing agent does is list the property and that's pretty much it. They are not going to call and look for buyers individually to make a sell like I would, that would be my job. So I can't see how this would be an obstacle for the seller. I'm actually going out of my way to find a buyer for the seller.

Hello Minna!

How are you? My answer and my opinion to your question is if I'm looking for property on market l would need an agent for the deal. The agent is still going to make a profit from the deal regardless if they are working with a wholesaler or not, so why not work with a wholesaler that is looking on market. That wholesaler is helping put money in your pocket cause you are going to get commission from that deal anyways right? I see where your coming from if l was looking off market and I'm taking deals away from licensed agents, l totally get that. As me as a wholesaler l definitely don't try to act as an agent because I'm not and don't have the knowledge of one. I rather find property on market and work with an agent and we all profit from a deal than working off market where I'm 100% on my own. That's my opinion why agents should work with wholesalers only with on market deals.
