I’m currently seeking homeowners insurance for a 3-family investment property in Newark, NJ. Due to the area, number of units, and fact I won’t be occupying the property, I’m being quoted $4,500+. I would like to know if anyone experienced this issue? If so, how did you navigate this problem? Also, can someone please share the contact information for an insurance company that insured you for much less?

I highly recommend looking in Allentown. PA. Since this is your second property they will require you to put 20-25% down, because it's deemed an investment property. I just brought a SFH in Allentown for 45k and had to put 20% down (9k). Some banks won't give you a loan for such a low amount, but I can recommend the lender I used if you want it. Your situation sounds just like mine. Feel free to ask me any questions.

Also, I see you're from Staten Island and your last name is DeVito. Are you related to Mike DeVito?

Hello Fellow Investors,

I'm excited, because this is my first post as an investor! I closed on my first buy and hold property last month. After weeks of house showings and screening, I've identified and offered the property to a qualified candidate who's passionate to move in.

This weekend I will be doing my first lease signing and I'm seeking advice. I want to make sure I'm covered and have included everything needed to protect me and my investment.

Please let me know what should be added to the lease. Also, does anyone have a good lease and/or addendum template?

Hello all,

I'm fairly new to BiggerPockets, but truly love all the information and resources I have gained as a result of reading other people post and comments. I'm empowered daily.

I will be closing on my first investment property this Friday in Allentown, PA. The property is a 4 bedroom single family home, located in the central area. I have a ton of questions and welcome advice and pointers about being a landlord. Below are a list of questions I have (sorry there's so many questions lol).

Questions:

1. What's the best way to collect rent ?

2. Should I accept Section 8 tenants ?

3. Should I go to a realtor to create my lease/find me a tenant.

4. How do you figure out the rental market value for your property?

5. Should I get Renters/landlord insurance ?

6. How do you find your tenants or list your apartment?

7. Does the landlord have to pay for trash removal/water?
