@Scott Meyers I would absolutely say that the less hustle is what is so attractive to me about self storage. Would you say there have been any drawbacks since making the switch? Prior to your switch you mentioned you did more residential, we are currently focused on multi-family but I can’t say I love the heavy amount of small expenses and communication with tenants. 😆

@Tammy Mason I completely agree. I would prefer to be able to have support on any issues as it not only affects me, but tenants as well. So far there’s a couple different softwares I’m going to do a trial on to compare as I’d like it to be simple and functional, but also provide accounting data. A lot of people like cozy/Apartments.com, rentredi, and Buildium. I’m sure there’s more that I’ve left off the list though!

@David Li Would not recommend. As Becca said, it depends on your area and you would need to attain a permit for the ADU. I've known several people who have done it without checking their area guidelines and have been frustrated as their property value comes in much lower as appraisers cannot include the ADU value to the property as it is not legally permitted. But again, I would just double check before jumping in with both feet.

Are storage units the best asset class to invest in? Loved hearing more from Aj Osborne when he was on the BP podcast and have since noticed a tremendous amount of growth and development in storage units. Love the low maintenance aspect as well as the little hassle with tenants. Any thoughts on switching property tyoes to storage units or even adding them to your portfolio? Would love to hear any personal experience. 👏

What are the best and worst online programs you have used to help manage your properties, receive rent, charge late fees, collect deposits, receive maintenance requests, update leases, etc. Give me the good, bad and the ugly 👍
