I can't think of a another great way to spend one-on-one time with @Wendell De Guzman. For those that have been trying to pick a brain of a master real estate investor, this is a neat way to reach out to Mr. Creative himself.

Wendell De Guzman - another great 'eye opening' post.

I just want to add, know your area that you are investing inside AND out. Mimic other investors that are successful in those areas you are interested in. I agree, have an exit strategy as soon as you look at a property for the first time. Have a plan B. Then have a plan C. Treat it like a business and surround yourself with people more knowledgeable than you, this also includes a real estate attorney, title company and of course - an accountant!

@Wendell De Guzman another fantastic post. Oh yeah, back to my first deal. Before the '07-'08 crash, I was able to get a local bank (closed by the feds now ) + a business credit card (ended up defaulting) to fund both my acquisition and rehab. Not so anymore, now there different ways as you mentioned due to the different lending landscape in today's market. With your five choices, a newbie can also play on their strengths to get to their first deal faster! I call that 'no excuses, just git 'er done!' Thanks again!

Thanks for sharing (the memories) @Wendell De Guzman,

I remember trying to do my first deal. I over analyzed it until someone else got the deal. I made every excuse not to make the offer. What made me go over the hump? I started to make more offers, the more offers made the more you are closer to getting your first deal accepted. With these three steps that you laid out, a newbie has a blueprint to get to their first deal faster than I did.

I agree with ALL your 5 C's. The beauty of this is that YOU don't have to do it alone or lack one or several of the C's - LEVERAGE others to get to your first deal. I partnered on my first rehab deal to get it done!

Of course, I need to give a shout out to @Brie Schmidt for making the local BP group one of the best go to meet-up's in the Chicago area.
