Hello,

I just got the SFH that I live in refinanced about six months ago. I would like to purchase a duplex and move into that property as my primary residence, which I have been approved for financing. After reviewing the terms in my refinance, I noticed that there is a clause in there that I must occupy my current house as my primary residence for one year. Is this just another technicality, much like the clause about transferring a title for a property to an LLC., that I could breach without my current mortgage company finding out or even caring?

As I am looking to purchase a house/duplex in the coming months and renting out my current house, I'm finding that the markets vary drastically in waukesha county (outside of milwaukee). It seems like it would be next to impossible to generate any cash flow in the more sought after areas because the house prices and taxes are too high and the rents don't reflect that. On the other hand, the more lower income areas show much more potential for cash flow. Does anyone have any advice on what kind of properties or areas they seek out?

Hello,

I am looking at purchasing another house and turning my current house into a rental property.  To keep my name disclosed from my future tenants I want to create an llc for my property, amongst other reasons.  One name that I am considering is ADT Properties.  Do I need to be concerned about any trademark issues with the home security company ADT?  I know it's a long shot and they would hardly even care or notice if I did but that just isn't a hurdle that I need to face. FYI, ADT is my initials.
