Hi @Jason R. , our questions were somewhat technical.

-Question 1: Regarding occupancy (section k), we are unsure if the bedroom count will trump the square footage requirement (or vice versa) for the number of occupants the city will allow. Also, does the number of children never count toward occupancy limit?

For example: Does this mean that we can fit up to 8 people (i.e. 6 adults and 2 children) in house that has 1,200 sq ft (2 bed and 1 bath house)?

OR, if we have a 1,100 sq ft (3bed and 2 baths) house are we able to fit 8 adults plus 2 children or are still limited to only 8 people due to the 150 square feet restriction?

-Question 2: In the general questions “What is a short-term rental?” – Do you understand what the statement “excluding February” is referring to? We thought maybe it means that STRs are not allowed in the month of February? This seems odd though.

-Questions 3: Community Development and Services Dept. (section g) – States that we will need to disseminate local contact info to properties in a 200 ft radius around the STR within 10 days of registration. Do you have an idea of the wording that this letter should have? I assume they don't want a novel.

Hi BP Community,

We are looking at converting some of our long term rentals to Airbnb/STRs in Henderson, NV. Since the city has allowed it starting Oct. 15, we would like to know if anybody has any insight as to the new rules and regulations the city is requiring.

We’ve already read over them, but some seem to have different interpretations.

@Keith Shadle We haven't used any PM's yet as we are working on a flip right now and have yet to purchase SFR's in the area.

@Mike Reynolds Thanks for your tip on liquidated damages. Hopefully @Dolce Deodato will respond so we may get more details on his experience.

Thanks for posting your experience with them. I will definitely take it into consideration in continuing to create our out of state team.

Have you done another deal where you need remote management of your contractor or did you use a property management company?

Hi @Jeff Schechter, we try to invest in areas we would feel comfortable living in and that have working families. I believe these two areas fit the bill.

@Jaron Walling, yes, BRip is much pricier, but we would be interested in the short term rental aspect of that community as there are more activities and the proximity of the university.

Hi @David Sisson,

I'm glad you found a tenant. Great idea on ending the lease in the summer. 

I've never had property in RI, but in CA and NV, we usually use a third party background check and rent collection named Cozi or through Zillow. This takes away the pressure from you to collect this sensitive information. You can also remind them that the charge goes to the company and not to you.

Also, for pets, we usually have a pet rent around $20-30 and a pet deposit of around $250. A higher monthly pet rent may dissuade good tenants as they may see the price balloon too quickly.

I totally agree with @Joe Kim 

-Cort Clearance Center - Great for finding durable furnishings that are up to hotel standards.

-Memory Foam Mattresses from Amazon or Wayfair are an excellent value, comfortable, and gain many positive reviews. I recommend the brand Lucid.

-Any clearance section or floor models at your local furniture store. It doesn't need to be in pristine condition for a short-term rental, but it should definitely be quality built.

-Lastly, Home Goods/Marshall's/TJ Maxx and the like. They usually have interesting styles at much better prices than a furniture store.
