Yup, guilty as charged! 

I'm one of those transplants from LA since 2013. Since that time SA has changed quite a bit, even in the 5 years I've been here with my family. The reasons I moved down here are pretty obvious if you compare the two locations: Lower cost of living, better place to raise our kids, more house for my money, less congestion/population than LA (at least for now), metro city with a "small town" feel, job market prospects, etc. Any young family looking for those things will definitely be attracted no doubt.

There will be more of us coming though. The city sees this happening and is planning/responding accordingly. Just look at all the projects happening downtown and the freeways, as mentioned above. Count the number of construction cranes up in the city center and you know the city is starting to grow in anticipation of the southward migration from Austin and the out-of-state migration from everywhere else. The I-35 corridor is starting to explode with a huge new IKEA in Live Oak about to open, multiple theaters and commercial construction going on in the Schertz/Cibolo area, and so forth. Its almost as if San Antonio is starting to become the best kept secret in Texas that everyone's talking about now. 

Home prices are starting to reflect this as demand grows while inventory/supply tightens.

Hello BP family, my first post:

I know there is definitely some benefit to having your RE license as an investor but does anyone know or have a suggestion for an "Investor-Friendly" brokerage where one can hang their license? Is there even such a thing? My goal with an RE license is to primarily have access to the MLS, run my own comps at will and to have the capability to send out as many offers at a time (something that would drive my regular RE agent nuts, especially for the amounts that I'd submit for a targeted BRRR, Fix'nFlip or Wholesale, etc.).
