What's up BP!  Super excited to say I'm finally under contract with my first property in Diberville Ms. We have not closed just yet, but things are aligning well. My question is, what is my next step? 

With this house I plan to house hack and AirBnB. Rent the two rooms upstairs and when I move out after my required time (because I bought with a VA Loan) AirBnB the downstairs area.

If I was to guess, I would say get my leasing agreements in order and checked out by an attorney then when the ink drys begin to advertise my vancies. If I jumped a step or you think I should be doing different, please be sure to let me know. Any advice is appreciated. Thanks in advance!

@Matt Crusinberry Earlier you mentioned refinancing as a rental, after you live in it. Curious to know when you think it be a good time to refinance and how would you analyze the numbers to make it a rental refinance.

Hey thanks @Brian Garrett ! I'll keep that in mind. Other than the comps telling you bad news, are there any other particular red flags you look for specifically? Or have you ever used tax records as a source of research?

Hello Bigger Pockets! I'm somewhat new to the investor world and eager to learn as much as possible. My question is, what are some ways you guys determine an ARV on a property? I'm aware of using realtor sites like Zillow and Trulia to make comps, but wanted to see if there were any other ways. I know that these sites aren't a 100% but a rough estimation. I've also heard of looking up the tax appraisal but I'm not too sure on how to calculate the data from it. Any help would be greatly appreciated! Thank you in advance!
