Senthil N. The practice of pretending to be the property manager is a very good strategy when your not living in the property. It gives a degree of separation between the job you need to accomplish and the relationship with the tenants. That being said when your living in the property and it’s only a duplex I can’t imagine you want to lie like that to your neighbor. But it definitely will require being straight and strong about any issues and rental payments.

I am actually about to start managing about 50 Units in Atlantic City. So if your still looking for someone in 2 months I might be able to help.

100k is a ton for a new investor! Real estate is all about leverage and so I would recommend only starting with 20k to 40k as a down payment on a multifamily in a local city. If you find your putting in the effort to find good deals and your making stable income to pay down your mortgage a year out you could buy another. If you follow that trajectory in 10 years you'll have some unbelievable retirement income! Good Luck!

Definitely a gorgeous job! I will say though, that I went onto google maps and from the front this house looks like the smallest on the block. No one really wants to have the smallest looking house no matter how nice the inside looks. I would try and add a picture online that shows the side view from Antisdale Ave or at least on an angle showing how big the house is in reality. Also you gotta add some sort of presence to the front of the house instead of just a single bulb. I would have said to do a bigger porch with a roof to make it appear bigger but probably too late into your budget for that. What I would still recommend is two light fixtures on each side of the front door and at least that will give it some dimension. Good Luck!
