Hey Bigger Pockets Community,

I'm hoping this reaches the person/people who need to hear it...

I started my investment journey 1 year ago (14 months to be exact). Reading all the books and watching the Bigger Pockets videos, everything seemed to make sense on paper but was so difficult in practice. Insurances, contractors, realtors, off market properties, cold calling, etc all seemed so difficult....BUT...

After 1 year, I've now completed multiple rehabs, have more properties in the pipeline, have investors on board, and all of those worries are now just day to day operations. I also became a licensed realtor and now assist investors and retail customers in finding their perfect properties.

If I can do it, YOU CAN DO IT TOO! The beginning is always daunting but stick it out. You got this!

This is hugely motivating to hear this. Thank you so much for sharing, Elliot!
Glad to hear this! Keep pushing and pursuing your goals!

Hey @Elliot Mitchell  ðŸ˜ƒ

I think we need to learn as a society to do MORE hard things! It's great to read about all the stories of rookie investors becoming big time investors and how they actually did it. It takes resilience and perseverance and anybody can DO IT!

Couldn't agree more! Well said!

Great story - quick question - did you pay a guru $25,000 to teach this or were you able to find what you needed online?

Thanks! Nope, didn't pay a guru. Read books from Bigger Pockets authors, podcasts, independent research, talking to other investors, and pounding the pavement. The information is out there!

I wish everyone reading this would see this. Yes there are some groups you can join that may be low cost and its not one person who is leading the pack of chickens with their heads cut off - but what this shows is you do not need to spend $10,000 or $20,000 +  when there is so much free information out there. Those that will be successful can be successful without spending big $ and those that spend the $ look at it more as a lottery ticket unfortunately.

Yes Exactly! Work ethic is FREE :) And picking my brain is free! Like we said, I hope some people see this and know we're here to help!

@Elliot Mitchell, excellent to hear! If I'm not mistaken, Baltimore can be a complex investment market. Aren't there only a few pockets to consider/invest in? Which areas do you recommend staying away from? Moreover, are you now a full-time real estate agent? If yes, what was your day job before? Congrats on your success!

Baltimore City can be tricky. There are some areas where you need to consider neighborhood by neighborhood. One block can be a no go and 2 blocks over can be ok to invest in. Baltimore County on the other hand is mostly good to go.

Not a full time agent yet but working on getting there in the near future! Currently a structural engineer so that definitely helps with some of the real estate issues!

Does anyone have any recommendations or know of any banks that will give an 80% or 85% LTV HELOC on a tenant occupied rental property?

Thanks!

Hey All,

Looking for recommendations for a commercial lender in the Baltimore area. Working on closing a deal on a mixed use space in Baltimore City and looking for a lender for the refinance.

Thanks!

Good Morning All,

Looking for properties around Baltimore County / City and surrounding areas. Looking to buy now. General criteria as follows:

1) Baltimore County and City and surrounding areas

2) Under 200K purchase price

3) All levels of rehab welcome

All cash, as-is condition, quick close. Also very willing to get creative with financing to bridge the gaps if necessary.

Please DM for more specifics.

Thanks Everyone!
