I am new to all this as well and can offer no deal advice but from the feedback I've seen/read the more details you provide and homework you do the more helpful the responses to your questions.  You can make some calls to get a quote on the drains, find your local RE meeting and network to find people who can helpl you ie: inspection to find any structural damage etc.  From all I've been reading if the approach is "I see this and this sooo I'm thinking of offering this" then you may want to get a more detailed/critical plan in place.  Check out the calculators on here.  Search any and all questions to see if they've been asked one, or in most cases, many times.

I'm fighting the urge to jump in head first myself.  I am also finding that the more I learn the better my first deal will be.  Twice now I've had to step back from saying "f it, lets do this" and be honest with myself that I am simply not armed with enough tools yet.  But I am closer today than I was yesterday and soon I will take that leap.

Hopefully you take this in the spirit it was meant, my 2c and trying to be helpful.  I wish you the best and hope whatever you decide to do turns out for the best!

I lived just outside of NE philly for almost 11 years.  Just on first glance the prices seem a bit high to me.  I am a novice on here myself and I'm sure there are others more qualified but from being in the city and the general I would say the prices listed leave a lot to be desired.  

Do you have anyone in the area who can be your boots on the ground?  Good luck!

Hello all,

My name is Elliot.  I live in Trenton, Nj with my girlfriend and have lived near NE Philly for years.  I have spent the last 13 years working in retail management but am currently looking for something new.  I've been interested in real estate for a long time and done a good bit of reading.  I owned a home that I lost in a divorce but no real estate experience other than that.  Looking to continue learning as much as possible and network here with good people and eventually get in to the business.  I'm most interested in multifamily properties and notes.  Look forward to learning and getting to know people!
