I have not done any flips,  however I live in the area , if you do flip make sure you do comps for houses that actually flooded, in my neighborhood houses that did not flood are going faster and are going  on average  for 10-20% more than houses that flooded even on the same street.

Thanks Stephen. Good questions: the two things that excite me are :  finding a deal and making a deal,  I am a sucker for learning so I have been trying to soak as much as I can but I am ready to put my feet in. Two things that intimidate me are (1)I guess is the fear that I will make a very costly mistake and (2) finding roaches while I view houses ( i'm scared to death of them).. hahaha.

Hello BP community,

I currently live in Houston TX, and  I am eager to immerse myself in the world of real estate.  Like many others I have been listening to BP podcasts, read a few books on Real Estate Investing. 

I would like to buy and hold for long term appreciation and cash flow. I am looking to build relationships in the real estate community, establish networks and learn from those that have gone ahead of me.
