HELP!! I've had three different opportunities to buy a duplex. The problem is that they've all been fully occupied. Some have signed 2025 leases already. Is the house hack strategy off the table?

As a new investor, I appreciate the transparency. I've been told several times that the best deals are off-market deals. I had a house that transferred earlier in the year, and I'm still sought after because I'm on a bunch of lists.

I'm attempting to use the rental calculator for a duplex. If I house hack, am I plugging in the rent amount for just the one tenant? The numbers don't work if I'm only using rent for 1 side. I'm lost as it's my first deal.
