try Coinmatch.. we have it in our building.. basically it's a re-chargable card that you can charge with cash.. but this building is old i'm sure the new ones can take credit card.. it drives me nuts some time when i dont have 20 dollar bill....

well there was one willing to pay 4mil and the bank did not like it.. and there was another one interested in it but the bank was being weird about it guess they have someone in mind internally.. [SOLICITATION REMOVED]

there's one about half block from 1 train.. 80% renovated when the developer ran out of money (it's in good shape).. contractors estimated about another $500k work into this 5 story townhouse.. two 2bd 2ba floor thru unit and 1 4bed 3 ba duplex with roof top terrace.. plus a ground retail space..

real estate agents estimated the rent in this area for 2bd 2ba is at least $4200.. and duplex at least $16,000 .. retail unit was already requested by a chain coffee shop for $12,500 .. annual expenses around $53k.. 7 and up cap rate..

bank wants $4.6mil.. which is way below market rate (local brokers estimated $9mil FMV when it's completed)..

question is.. how to do this deal with no money down??

i just checked out the simple man's guide program.. it's $199 now and if you want Bill Vaughn to be your mentor it's $249... just wondering how was it and did you have Bill's coaching?? was the course, software, books good or worth to purchase??

that's also the conclusion i get after couple days reading about them.. thanks everyone..

an off topic question.. how would tax return go if i have a foreign member in my LLC and that member also provides initial capital... there's some where i read about take a loan from the member but that still does not explain on the tax level.. anyone has that kind of experience???

i dont know how much the software costs but it does charge a monthly subscription fee about $40 and they claim that the software provides pre-foreclosure listing the same day lenders file NOD with county court house..

though foreclosure.com or realtytrac.com has some foreclosure listings but they always seems to enter the sites 3-4 days after the recorded date... so by the time i found them on the listing and they are usually sold or contract signed already.. and those 2 websites dont seem to update on their listed properties very well so you cant tell if it's still active or available...

that made me wonder if there were better way to find properties in pre-foreclosure stage.. anyone had used that software before??

actually i just had a conversation with a sales rep of a online registration company and so we figured forming a Nevada LLC cost $300 per year to maintain it while NY LLC cost more to start (because of the publication cost but depends on which part of NYS) but only $9 per two years for biennial report filling... and foreign LLC in NYS cost as much as forming a domestic LLC in NYS.. so the choice is clear...

we are moving to NYC and going to set up a LLC for my husband's sound design business and wondering if it is better to start a separate LLC in another state or just use the same LLC to start with.. point is we don't have any experience with a LLC and we're new to real estate investments..

Please reply with detailed advantages and disadvantages.. Appreciated!!

if such restriction applies maybe you can try lease option instead to make some passive income while at it.. also hold the property for more than a year and a day you pay a lot less on capital gain tax...
