Ok Springfield Missouri is very promising since rents are the lowest across United States it has huge room to come up , it is already moving up fast , the deal is great if you can get a loan for 4 percent or less otherwise wait until you qualify for lower interest rates but 7 percent will not work forget it

There is huge shortage of three beds two bath houses in springfield and rents coming up almost every month and tenants usually stay five years average get one in good shape south of grand even for less that one percent and manage it your self you will cash flow and appreciate price at same time these were my best deals I have ever had

You are exaggerating the capex also you can find descent manager for six percent the way you do your calculations is super conservative remember no guts no glory even in your example you are still paying principle and I consider this long term money saved

Iam from springfield and I like the one percent rule bottom line if you have property pass the One percent rule it will cash flow but this is rare find now except north of chestnut which I do not recommend

brandon brilliant IDEA  I hope you were able to do your plan It is all worth it to get your own non commercial applicator  license and do it yourself the treatment cost nothing and these companies charge like crazy because the demand is high with the new epidemic of bed bugs

it was sold for 330000$ I do not know what is going on with multi family it is so hot now

   I invest in Springfield area and I will never flip or hold in that area at all , offer it cheap now and get rid of it as soon as possible some people will take the risk , it has to be local person also to fix it cheap you will have to hire somebody it will cost you fortune and will not sell it after renovation easy at all let me know if you have any questions
