Does anyone know how this is defined legally in CA? I have a tenant who often doesn’t even initiate the payment until the grace period, which results in frequent payments arriving well beyond the grace period.
She owe back rent as well plus other late fees, but I’m interested in submitting a comprehensive tally for the eviction process, so I’m looking for the legal definition in CA.

Does anyone know how to research tenants in prospective properties - I'm eyeing a duplex in LA for an owner-occupancy scenario and I have reason to believe that at least one of the units has two long term older (75+) tenants but I can't seem to find the other address anywhere online. Are there tools that are useful for this? I use Whitepages for reverse address lookup but this other house # is nowhere to be found. Does PropertyShark or another site help with this?

If you have a valid bank account that's definitely helpful when you go to court and get a judgement. I self-manage and try to avoid being "nice". It's a business and I'm kind and professional. I expect my tenants to be the same.

Definitely apply for forbearance to cover your *** ASAP. It may take a while but better safe than sorry - flag your lender now. In my experience it's better have all the documentation in place and groundwork laid if you need this option. Your tenant sounds like a deadbeat. I'm an owner/occupant here in Oakland and things have gotten rather wildly nutso pro-tenant without any sanity. Property values continue to improve thankfully, but it's not so fun right now.

I've used KWW as well. The salesladies at the showroom on 14th are lovely but Mary at the pickup location is a collosal piece of work. She's a nightmare to deal with. 

I've also used their quartz and so far I'm very pleased

Agreed. If that listing agent isn't coughing up the estoppels or leases look elsewhere.

I recommend starting with a duplex, triplex or fourplex max and house hacking it as an owner/investor. That's how I started. It also opens up the possibility of an FHA and even (if needed) renovation funding through the 203k renovation loan structure. I've used both FHA and FHA 203k in my duplex in LA and now triplex in Oakland. It takes due diligence and patience but I think it's worth it!
