@Jeremy Hamel  ummmm, no, you can't evict her even on 10/1/20.  I'm in CT too and it's my understanding the CT housing courts are not even hearing cases.  Please, if you find any loophole to remove tenants, let me know!  My current strategy is to be a full-time nag, send them constant letters, reminders, texts, notices etc.

@Simon Obas  When I've had tenant applicants who have questionable/unreliable income, I look for and require proof of funds.  The must show a savings or money market fund with 6-12 months of rent.  A couple of have moaned & protested, but hey it's exactly what banks do when qualifying for a mortgage.  

@Ric Ernst  Be ever so thankful you live in a state where evictions are even possible.  In many states (well, now the entire US) we have eviction moratoriums.  I would not even bother with the small claims.  Just get your property back in market condition and screen the hell out of future applicants.  I'm pretty sure the tenant you just evicted had red flags.

@Tristan Brenner. I practice architecture in CT. The first thing you should do is become familiar with the current building codes in your state. Most states are now using some modified version of the IRC (International Residential Code). Requirements such as footing depth, concrete reinforcement, insulation requirements can vary from state to state, but all of those components will affect your construction budget, especially if you are constructing multiple units. Sounds like you need the help of a good architect!!!

I use Cozy to collect rent and it’s awesome. I do use a realtor to handle all showings, screening, credit checks, since I would get nothing done if I had to do all that. Plus, I think it’s better having a 3rd party Make the tenant decision....I’m too much of a softie and would probably get drawn in by applicants’ drama. However, for the month to month rent collection, it’s great, and my tenants love it too. Yes, it takes a few days, but so much better that waiting for that paper check to arrive and then have to deposit. I have one “holdout” who just insists on a paper check ughhh. My banker said Cozy might present potential problems when going in for future financing. He says it will be difficult to establish a verifiable rent stream. I don’t see it...to me it’s pretty easy to print out a report, or show ACH deposits. So we’ll see when I’m Mortgage shopping again.

@Pat McCandless are you going hardwood flooring route?  or are you considering a wood look LVP (some can look pretty amazing).  If you need a hw flooring guy, I've got a guy that does amazing work, but he's based in Norwalk.  Happy to provide his name. (PM me) If you're going wood laminate or vinyl plank, I've had good luck purchasing from Wayfair (fantastic proces, but you have to make sure to check actual samples) and from ProSource (they have a big showroom in Stamford and prehaps one closer to you).  ProSource will give you names of installers, but chances are your GC could easily install LVP or wood laminate.  Good luck!
