Quote from @David Cianci:

Hi everyone,

My name is David Cianci. I am currently a senior at James Madison University and planning to graduate in May 2024.

In my senior seminar class, one of our assignments is to identify a mentor to meet with in person or virtually 4 times this semester in an industry we are interested in pursuing upon graduation.

I would love to connect with a bigger pockets member that has experience in personal real estate investing for themselves or who has work experience in a specific field that has allowed other people to achieve financial independence through real estate investing.

I am eager to begin my real estate investing journey and connect with fellow like minded individuals who share a passion for the industry!

Please send me a direct message if you are interested, thank you.

Hi David - I'd be happy to pull up with you to better understand your areas of interest and what you're looking for in a mentor. If I'm not able to help you I may be able to connect you with some others in the Richmond market who would be a good fit. Feel free to schedule some time with me via calendly. Here is my calendly info:

What markets are you looking into? are you open to out of state investing. I, personally, recommend midwest markets as those tend to cash flow immediately and have seen really strong appreciation. I have properties in Detroit and Memphis, while living in the Seattle area. I work with a great team that takes care of most of the work for me including sourcing deals, managing rehan (if necessary) and providing property management. Happy to share more details about my experience.

An investor friend of mine lives and invests in Memphis. I'm still a little nervous about moving outside of my local market but it's a goal! I'd love to connect and learn more about the areas that you invest in.

I am so excited about joining the Cash Flow Breakfast Club (CFBC) - Richmond Chapter team as a co-host for the monthly meetups. The CFBC meetup format is awesome and ensures that all who attend are able to learn and expand their networks by making great connections. See you there!

Quote from @Dielita McKnight:

Hello. I am brand new to real estate investing. I have funded a corporation from my 401k using the ROBS process (Rollover as Business Start-up). I am starting with $100,000 to invest in my first deal. Because my company has to be an active company (ROBS restrictions), I have to start out fixing and flipping, versus buying and holding.

Any advice would be greatly appreciated. I am super conscious that I am using my retirement for this venture. I want to make the right first moves. I am currently getting my real estate license to get educated in this area.

What should I do first?

Hi Dielita! I'm so excited to see you in the BP forum. I just recently signed up for my BP Pro account and I'm excited about becoming more active in the BP community. I have some great connections here in the RVA market that I can introduce you to that will be helpful in your investing journey. Also, I recently agreed to co-host a meetup group here. The next event will be held on 2/29. It's the Cash Flow Breakfast Club - Richmond Chapter (https://the.cfbcinvestor.com/RichmondVA). I see that you've already signed up :) Another great event that has already been mentioned is the Deal Maker 2024 Conference (https://elitedealmakers.com/); that's coming up in a couple of week and is hosted by Jim Ingersoll. I guarantee that you will learn a lot if you're able to attend that event. Fix and Flips can be tricky but it's totally doable if you run your numbers properly and have the right team in place. Let's connect soon!
