@Fred Weiller -- Fred, I would love to hear more about your experience! How did you first pick Houston, and if you don't mind my asking, what have your returns been like? How did you select the areas you would focus on?

@Trey Watson -- great thoughts on the age of the properties. Not something I had even considered. I also hadn't considered that too high a target rent my decrease my tenants' stability. Will definitely keep that in mind. 

@Amanda Howe & @Kyler McNew-- love this on-the ground perspective. Sounds like EODT may not be the right place for us. 

@Chuck Webb -- Thanks for the clarification. We are probably not looking to leave things vacant, so we may avoid these areas.

Thanks for that input, Tony. To clarify, we are not planning to move to Houston and are looking to invest from afar. That is not how we would ideally do things, but because of San Francisco prices, our options seem to be investing elsewhere or waiting many years. Because we have family in the area, we have trusted people to help us keep an eye on the property, and we visit the area a few times a year.

Hi friends! I am a new investor from San Francisco, looking to begin buy-and-hold investing in Houston. (I have family in Pearland.) I am seeking advice on picking the right neighborhoods. My husband and I love Houston both because of its family connection for us and its growing population and the current dip in oil and gas. One acquaintance suggested East Downtown, but we aren't convinced it is as up-and-coming as she suggested. Because Houston sprawls, it doesn't seem self-evident that there's a push for space in the center of town, unlike in other cities where I have lived. Is this right? We are probably going to be looking in the $100,000 - $150,000 range. We would ideally like to do small multi-family units but know that at this price, we will probably be looking at single family homes. Would appreciate any advice you can offer!
