I've worked on several STRs at once, and found the approach exhausting. Are you focusing the boutique hotels in Texas? Also, are you doing a mix of STR and MTR?

@Anthony Koinis - Interesting idea. Depending on the exact zoning, SW Austin could attract young families. I've seen this neighborhood style outside of Austin but it was old and unintentional. I'm not quite sure how the concept will be received in the area. My two cents- I prefer not to face my neighbor. Nevertheless its an intriguing idea so, please keep us updated on the progress.

Update***

Austin update- I purchased two "great deals" in South Austin. and a actively working on a 3 investment SFH in San Antonio(still need to see how it'll play out).

I put great deals in quotation since:

SFH #1.

a. I purchased a SFH at market value and got an AWESOME loan product 08/17. So the great deal here is the loan product is gold . 3% interest rate on a 15 yr conventional note with no PMI.

b. Currently, renting out short term but only PT due to Austin Code requirement. 

SFH #2.

I purchased a 7 yo SFH in South Austin below market value so, about 10% automatic equity here. The timing was great, since it is a cooler market in November.

Thought I should take to time to update since, I've learned and done so much this past year in Austin.

@Danny Matthews, I will speak to my experience with Airbnb in Austin. First, I will start by familiarizing yourself with STR Austin code and HOA regulations since, they may have strict regulations. If it works, Airbnb can be a good option in Austin since there is always something happening. I've been a host for a year now and find it is more profitable than long term but also more time consuming so it just depends on your family's situation.

@Mark Anderson, I tend to agree with Jordan about finding a place short term to familiarize yourself with the areas. There are many great areas in Austin for a young person like yourself. What brings you to Austin, work, school, family?  Whatever it may be, the home location may be influenced with your long term goals and your reason for moving.

Update***

I ended up working with Green Residential and they were terrific. Sent us two great applicants one day after listing the home for rent. Had a tenant in the house exactly one week after listing it.

I will add, this was immediately after Harvey and our home didn't flood while many around the Energy Corridor did so, this may be the reason we got a tenant quickly.
