I know this is an old thread, been searching for St G threads

Do any of you know of local meet ups, haven't seen anything. Have any of you had successes in investing here? We have our own home that's appreciated like crazy that we're using the equity to invest but don't have enough DTR/down to do here but would like to find a way. After listening to one of the more recent podcasts on co-living I think if you could find an place without an HOA and still somewhere in the reasonable range that you might be able to get some long term rentals working in the area. Just curious if anyone has done anything here?

Hi all!

I recently had a neighbor down the street pass away. I didn't know them at all or have any idea but the neighbor that I do know informed me.

The owner of the home was a gentleman who passed away a while ago, he has a girlfriend who was living there that took over the mortgage. Now she is the one that passed away.

The mortgage was never put in her name and he didn't have any children or anyone that he or she gave the house to. There's a roommate currently left that is stealing all the items of the deceased woman that would probably need to be evicted or cash for keys.

It's a hoarder home with some work to be done and tons of crap would love to be able to buy as is since it's on our same block.

My question is is there any way to find out or make an offer to the bank or get to the house before the bank puts it on the market? Or what happens to the home in a situation like this? HUD? Is there anyone who knows are seen a situation like this?

So there's only one air BNB up so far it's a brand new development but there's a lot of them in the area that are similar that shows it's a pretty good investment they're bringing in $100-300k a year in the same neighborhood

And yes we were thinking get the cheapest one in the nicest neighborhood is the way to go!

Oh that's great tips for the bedding and spices and kitchen awesome advice, so we haven't selected, we're looking at going in with 3 others on a home that's at a brand new high end resort golf course close to state and national parks here in Utah it's $1-$3 million for the homes, they're new construction and so far the only one on air BNBs is going $1500/night for 5 bedroom I think it was. I'll have to double check. Currently running numbers on airdna since we're trying to decide whether or not to go into a big deal like that or slightly smaller in the 800,000 and charge less of course. Trying to see where the best ROI will be and trying to sort out the structure and determine which of the new builds to go with😬

Thank you so much Michael this is all really helpful advice! Yes we talked about me managing a little bit I just get really intimidated since the clientele are people who would be dropping $800-$1500 a night in this depending on what we build. I've just an nervous I think to work with people that are that high end and providing a high end experience with my end of communication. I just am very antsy about all of it😅😅

But this is all great advice thank you for the input I really appreciate it!!!

Anyone here have much experience with AirBnB and structuring partnerships?

Looking into a million dollar Air Bnb with OPM but this is all very new territory to me as far as how do you structure your percentages and how everyone gets paid. I.e. you rent out 10 days one month and 30 days another how do you structure the pay for each investor? We're providing the hustle and the rest of the equity would be coming from other people investing, I of course imagine they would be paid first but do you just see how/where you come in at the end of each month and divide in a percentage or one person gets paid their percentage first and then divide from there?

How do you handle or write into a contract/deal of if someone wants out later down the road when you're working with multiple partners?

Do you self manager or hire a PM? What's been your experience (seen both but would love to hear your opinion)
