I'm new to real estate but I've read several books and done lots of research and I'm ready to jump in. I've saved 70k as a down payment.

I'm most interested in long term rentals as a buy a hold investment but I'm open to the best options. What do you recommend? What part of Orlando and home types have you seen the most success from in this area?

Hi Will! 
Basically, I’m looking to learn the area. I’m  for locations that have been profitable and easily and consistently rented to tenants whatever their goals.

I would love some cash flow but I have a full time job outside investing so the long term appreciation and overall profitability  is my first goal to fund my children’s college tuition in about 15 years.
