There is a house that i seen a week ago(i met with the seller) and i did my homework on the house, how do i go about getting it under contract ?

This a house that i plan on wholesaling by the way.

@Wendell De Guzman, for someone starting out, would you recommend working with a real-estate agent, to find active rehabbers ? Do you usually make an offer first or find the cash buyer first ?

Hmmm know my buyer, that makes alot more sense. How do i go about talking to a buyer regarding a property that i have checked out ?

I'm a bit confused again, which is kinda preventing me from moving forward in real-estate investing, lets say i saw a property and i wanted to do transactional funding, do i make an offer on the house first or do i find a cash buyer first before i make an offer on the house. Which one comes first if i wanted to double close ?

Their is this property that has been on the market for a couple of months, the price is $86,000. its a 2 unit house and a store front. I'm stuck between focusing on making an offer on the house or finding a buyer. I'm so confused which one come first. This house mortgage is paid off, and it needs some cosmetic work.
